Currently, each year there will be many different regulations leading to some adjustments in the process of transferring factories in industrial parks in Binh Duong. However, basically there are some steps as follows, we invite you to refer to:<\/p>\n

Step 1: The seller and the buyer negotiate the selling price and terms of the transfer contract<\/p>\n

Step 2: Deposit<\/p>\n

Step 3: The seller notifies the transfer of the factory to the industrial park and informs the buyer, especially whether the buyer’s manufacturing industry is suitable for the industrial park. Depending on each case, some industrial parks in Binh Duong require written notice.<\/p>\n

The industrial park checks whether the buyer’s industry is suitable for the planning of the industrial park. Some special cases require written notice and approval from the management board of industrial parks in Binh Duong province<\/p>\n

Step 4: The industrial park, the seller, and the buyer sign a three-party contract (The form is usually prepared by the industrial park)<\/p>\n

Step 5: The seller and the buyer sign a factory transfer contract at a notary office in Binh Duong<\/p>\n

Step 6: The seller terminates the land lease contract with the industrial park. The Buyer signs a new land lease contract with the industrial park<\/p>\n

Step 7: The Seller terminates the investment project at the sold factory location<\/p>\n

Step 8: The Buyer registers the investment certificate at the newly purchased location<\/p>\n

Step 9: The Seller issues an invoice and hands over the documents to the Buyer<\/p>\n

Step 10: The Buyer updates the land use right certificate under the Buyer’s name<\/p>\n
